Investment Strategy

The sale of the Self Storage I Portfolio, with assets distributed across the southeastern region of the US and investments from Ativore clients, generated an annualized Internal Rate of Return (IRR), in dollars, of 24.3%, which was higher than the originally forecast 15%, and an Equity Multiple of 2x.

Since it began in 2017, US$ 23 million was invested in 13 self-storage units, all strategically acquired in excellent locations. The results of the assets were also optimized by the success of the operator’s improvement works, involving external refurbishments and improvements to the management of the properties through the implementation of specifically-designed advanced technology. The result was a 7.9% average annual dividend in dollars, distributed over the course of the project, and a sale involving appreciation of 74%, for US$ 40 million, taking advantage of the exceptional moment in the market conditions.
